Uticaj elemenata održivog urbanog planiranja na percepciju i procenu vrednosti nekretnina u Srbiji

Abstract

U radu se istražuje postojanje uticaja elemenata održivog urbanog razvoja na percepciju kvaliteta nekretnina i posledično na vrednost nekretnina. U poznatim sistemima ocenjivanja održivosti sve važnija postaju pravila za ocenjivanje održivosti urbanih prostora, a u standardima za procenjivanje vrednosti nekretnina se sve više poklanja pažnja vezama između održivosti nekretnina i prostora i vrednosti nekretnina. U radu se koriste metode za utvrđivanje uticaja – metoda kontingentnog procenjivanja i metoda direktnog poređenja.

The paper investigates the existence of the influence of the elements of sustainable urban development on the perception of real estate quality and consequently on real estate value. In the neighborhood sustainability assessment systems, the rules for assessing the sustainability of urban spaces are becoming increasingly important, and in the standards for valuing the real estate, more and more attention is paid to the links between sustainability of real estate and neighborhoods and real estate values. The paper uses methods for determining the impact - the contingent valuation method and the direct comparison method.
